Beginning in 2000, Sam has partnered to purchase 30+ land parcels totaling 1000+ acres in the area of Monticello NY. Majority of the parcels are located on or near Major Highway Exits. Due to the recent extra ordinary demand for massive Warehouse Facilities as well as strong housing demand, we have moved onto the design, development & construction phases.

Development Technologies Corp (DVTC) will be taking advantage of it’s strong land acquisition, entitlement, relationships & experience to Partner with Land Owners in the Approval, Sales and/or Leasing Process.
DTC plans on taking an equity ownership position in each project so as to substantially increase its profit margins. This low risk high reward structure allows for DVTC to benefit from the upside of a project while taking low risk on the downside. DVTC may have the option of selling its share during or upon completion of the Approval Process. Furthermore DVTC may participate as a JV partner throughout the Construction Sale or Leasing phases for a greater share of the profit while maintaining a low risk position. Traditionally the biggest increase in land values occur during and after the Approval process.
